OWNERS
We advertise extensively on the internet using the Redpoint Properties website and various other high-traffic websites to maximize exposure of your property. We also utilize Realtor networks and “for rent” signs to attract prospective tenants. Additional advertising opportunities are available upon request.
All prospective tenants are required to complete a rental application and to give permission for Redpoint Properties to complete background and credit checks. Specifically, we look for any history of delinquent payment habits, unpaid judgments, repossessions, bankruptcies or evictions. In addition, we verify employment and income through current paystubs, bank statements and/or tax returns.
Once a prospective tenant’s application has been approved, a lease agreement is written and explained in detail to ensure the tenant understands the expectations of Redpoint Properties and the owners.
Prior to move-in, we meet with the new tenant to conduct a condition inspection of the property and cover questions they may have specific to the home. In turn, we will again meet prior to move-out to conduct a final inspection of the home to ensure the property is left in a similar state as to when they originally moved in.
Security and pet deposits are collected prior to move-in of any tenant and are held in escrow per applicable laws. All rent is due on the first of each month and is considered delinquent if rent is received after the 3rd of the month. Should a tenant fail to meet their obligations, we will coordinate with you to proceed with legal action.
Our computerized accounting system enables you to see exactly what has transpired on a monthly basis. In addition to monthly statements, you may request other account summaries specific to you or your accountant’s needs such as vacancy reports and year-to-date account summaries. Timely and competent maintenance is the key to protecting your investment. Our goal is to provide you with this important service at a reasonable price using only qualified personnel.
Routine repair and maintenance will be performed as needed and will be based on urgency and importance. However, we will obtain your approval before we proceed with any major, non-emergency items that exceed a pre-determined amount.
We insure the quality of the work performed by making spot checks and follow-up inspections. You are further protected because each job is fully documented in writing and supported with receipts.
Upon authorization from you, we will make any relevant property service payments you request such as utilities and association dues. Since arrangements are specific to your property and requested payments, please contact Redpoint Properties to further discuss this service and additional reserve funds that may be necessary.
We make routine and drive-by maintenance inspections on both the interior and exterior of your property. Interior inspections are conducted with the tenants present, using the property condition report that was executed by the tenant upon move-in, to ensure compliance with lease agreements and to foster open communications between Redpoint Properties and the tenant. We also check for preventive maintenance items during these inspections.
Redpoint Properties conducts annual inspections at the time of lease renewals to confirm the property is being maintained in an acceptable manner. Any tenant doing a less than satisfactory job is notified and given 10 days to rectify any issues. If the tenant has not shown good faith by providing property maintenance or making requested repairs, we will begin proceedings to correct the problem at the tenant’s expense.
